  1. What kind of pets do you allow?
    We allow dogs and cats, no exotic animals. Please see our Pet Policy for breed restrictions and other information.
  2. Do you permit exotic pets?
    Unfortunately we do not allow exotic pets.
  3. How many pets may I have?
    We allow 2 pets per apartment.
  4. Are there any deposits, special fees, or monthly charges to have a pet?
    Yes, please see our Pet Policy that clearly outlines this information for you.
  5. What must I bring with me to tour an apartment?
    We require a valid picture identification card or driver's license for all individuals who would like to tour our community.
  6. What are your fees and monthly charges?
    Application fee $35.00 for single, $50.00 for a married couple & Administration Fee of $75.00, which is non-refundable plus an application deposit of $125 to reserve your new home. Monthly Fees: Pest Control Fee $2.00, Street Fee $5.47, Valet Trash $25.00 (currently $8 until valet trash service is established) and sub metered water billing.
  7. What are the income qualifications?
    Income: Household verifiable gross income must be equal to or greater than three (3) times the market rental rate. One year at present job or verifiable former employment or employment offer letter and three current pay stubs are required. Please see our full qualifying criteria under Leasing under the Apply Now button within our website.
  8. What are the credit qualifications?
    Credit: Monthly outstanding debt payments (including rent) should not exceed 50% of monthly gross income. No outstanding debt to any housing provider and or utility provider unless proof of payment in full is provided by debtor. First time renters may be required to pay an additional deposit.   9. What is acceptable “proof of income” to sign a lease?
    Three most recent pay check stubs, W2, tax return and or offer letter from your current employer.
  10. What happens if I qualify for an apartment, but my roommate does not?
    All applicants must qualify under the rental criteria.
  11. Is my security deposit totally refundable?
    Yes your security deposit is refundable as long as you fulfill your lease term, all sums due are paid in full prior to your move out and your apartment is left in the same condition as you received it at move in.
  12. If I get a job transfer, can I break the lease?
    We realize life changes occur; therefore you would need to speak to a property representative regarding the requirements for terminating the lease early. Generally, you are required to give a full 60 day notice and pay through that notice plus pay a re-letting fee equal to 85% of one month's rent at the time notice is presented.
  13. Can I change to a month-to-month lease plan after my first year?
    We prefer all residents execute and sign renewals, however if your circumstances dictate that a month-to-month lease would work better for you we do offer a limited number. Please be advised your rent would increase to the current Market Rent rate plus a $100 month-to-month fee should you choose this option.
  14. What utilities are included in my lease?
    There are no utilities included in your lease; you are responsible for all utility expenses associated with your home. You will establish electricity through your preferred provider and the water/sewer, trash, street maintenance and pest control fees will be billed by a 3rd party billing company and paid directly to the property with your monthly rent payments.
  15. How long is the term of the lease?
    You may choose to execute a 6 to 15 month lease at our community.
  16. Do you accept leases for short terms?
    We have limited availability for shorter term leases. These are offered at Market Rate plus an upcharge. Please contact the property staff for additional information and availability.
  17. Am I required to have renter’s insurance?
    Yes, all residents are required to carry 100,000 liability insurance. In addition, we encourage all residents to carry personal property insurance to protect their belongings for any type of loss while a resident at our community.
  18. Do you offer furnished apartments?
    We do not offer any furnished apartment homes. However, we do have business relationships with several corporate relocation companies that have the capabilities to assist in setting up and working with individuals who may need this service. We will be happy to provide information that would assist you in making these arrangements.
  19. Do you offer corporate apartments?
    We do not have any corporate apartments, but we do have relationships with several corporate relocation companies that provide this service and would be happy to assist you in making contact with them.
  20. If something needs to be repaired in my apartment, how do I report it?
    Generally it is best to report your issues in writing. Our website has a service request button under Residents that may be used; you may call our office at 361-991-3310, email the Property Manager at slrmanger@outlook.com or come by our office and one of our friendly staff members will be happy to assist you with your request.
  21. When is my rent payment due?
    Your rent is due on the 1st of every month.
  22. What day of the month am I liable for a late charge?
    Your rent is late after the 1st, however late fees are not assessed until the morning of the 4th. There is a $50 fee assessed on the 4th and $10 per day every day thereafter until the rent is paid in full.
  23. Will you accept electronic payments from my bank?
    Yes you have the ability to pay your rent on our website; under Residents, there is a Pay Rent button that will take you to the properties Pay Lease site where you can set up an account and pay your rent. There are fees associated with on line payments.
  24. Is there a place where I can pay my rent after office hours?
    You may access our website and pay your rent on line after hours; you will find this under Residents where there is a button - Pay Rent. Otherwise your payments can be mailed to our office or you may stop by and pay in person during posted business hours.
  25. There is a person who might be staying with me for a while, is that permitted by the lease?
    Your visitors may only stay with you for 3 consecutive days without prior written authorization by management. Should you find that your guest will be staying longer than 3 consecutive days, please contact the office staff for further information and authorization.
  26. Do you have reserved parking?
    Yes, we have reserved covered parking for an additional $35 per month and reserved garages for an additional $85 per month. Please contact the office for availability.
  27. I have a motorcycle, where can I park it?
    All motor vehicles including motorcycles must be parked in designated open spaces or a paid reserved parking space.
  28. My children live with me in the summer; do I need to notify your office when they arrive?
    If your children will be living with you even if it is for the summer only they will need to be added to your lease as occupants at the time you lease your new home. You will also be required to select a home that meets the properties occupancy standards of 2 persons per bedroom plus 1 up to the age of 3.
  29. Can I install my satellite dish at my apartment?
    There is a satellite addendum that would need to be executed and adhered to that outlines the installation of a satellite dish. They may not be attached to the building structure and may not protrude outside of your space. Should you elect to have a satellite dish please make sure before having it installed that it can be done within the guidelines included in the addendum to avoid any potential problems.
  30. Do you have cable services?
    Yes the property has an exclusive marketing agreement with AT&T; should you choose to have service it would be at your expense. We do have contact information available that will assist you in establishing your personal account and service with AT&T.
  31. Does the property have a fitness center?
    Yes, our state of the art fitness center is located in the club house, which overlooks our magnificent lake.
  32. Does the property have a swimming pool?
    Yes, we have a beautiful glistening pool overlooking our 33-acre lake, which is in the final stages of completion.
  33. Does the property offer on-site recycling?
    At this time the property does not offer on-site recycling.
  34. Are gas grills permitted at your property?
    Due to local fire codes open flames of any kind, which include propane, gas or charcoal are not allowed within 10 feet of any building or overhang. Therefore these types of grills are not allowed, you may have an electric grill. There will be 2 outdoor grilling stations installed; 1 at the pool and 1 at the community center. These are expected to be available for our residents soon.
  35. Is there any additional storage space available at your property?
    Yes, we have storage units with lots of space that can be reserved at a cost of $50 per month.
  36. Are residents permitted to paint their apartment?
    If you would like to paint an accent wall in your home we would be happy to consider your request. Please present your request in writing to Management with color selections; we reserve the right to approve or deny the request. All painted walls must be returned to their original color at move out or charges will be assessed based on costs associated with painting the wall to its original color.
  37. Will you accept my delivery packages for me?
    Absolutely, we will accept your packages in our office if you are not home. Due to limited space we can hold your package(s) no more than 7 days. Also if your package is more than 40 lbs. you must be home to accept delivery. We do not have the space available to hold over-sized packages.
  38. Do you have a list of Preferred Employers?
    All employers are Preferred Employers at our community.
  39. Where do I register to Vote?
    You can register online at www.commoncause.org/register-vote.
  40. How is your property different from the competition?
    Spectacular 33-acre lake with lake view apartment homes; life is better by the lake. A walking, jogging trail that surrounds the majority of the lake; community center with full kitchen, state of the art fitness center and conference center overlooking the lake.
